Contract to Post Close Services
- Review contract, disclosures, and amendments to ensure full execution
- Submit Fully Executed Contract to Brokerage Compliance Team
- Prepare Contract Summary and send to Lender, Title Company, Co-op Agent and Seller
- Schedule inspections and notify Buyers, Agents and Sellers of all inspections and entry to the property
- Maintain ongoing contact with Lenders, tracking application, appraisal schedule, appraisal results, written financing commitment, Closing Disclosure and Clear to Close, requesting status updates as needed
- Maintain ongoing contact with Title Company including engagement of title company, providing Agent Information, obtaining signed escrow agreements, ensuring clients provide requested information to title, tracking a clear title sent to lender, providing HOA Resale Certificates, requesting Preliminary and/or Final ALTA
- Maintain ongoing contact with coop agents and clients to ensure the transaction is moving forward to a timely settlement and that all parties are well informed
- TC will assist in preparing addenda with exact verbiage provided by Agent, send addenda to clients and coop agents for signing, and submit fully executed documents to Compliance or retain in folders as required
- Place all financing, Resale Package deadlines, scheduled inspections, inspection deadlines, and closings on Agent Calendar (Calendar is provided to Agent through TC Workflow)
- Order Home Warranty and send to Title Company and Coop Agent
- Ensure Condo/HOA Resale Package is ordered by the seller, HOA Disclosure and Transmittal is fully executed, and distribute Resale Package to Buyer’s Agent or Buyer. Seller to complete the Disclosure/Transmittal
- Send reminder to buyers and sellers to cancel/set-up utilities
- Request & validate required repair receipts and distribute to Buyer’s Agent and Buyer, as appropriate
- Coordinate final Walkthrough and Settlement or Pre-signing, and Invite Parties via Google Calendar
- Provides client with a copy of contract and listing documents
- Order Final ALTA from Title Company and review for accuracy of Sales Price, Agent Commissions and Fees, Additional Invoices added to Final ALTA
- Request Final ALTA from Title Company and Upload all Closing Documents to Brokerage
